Before the First Freeze: Don’t Forget Exterior Water Lines

As summer winds down, HOA and condominium communities should start preparing common-area plumbing and irrigation systems for colder weather. A few simple steps now can help prevent an expensive water loss later.


Boards and managers should identify exterior hose bibs, irrigation backflow devices, clubhouse plumbing, pool equipment, and water lines located in unheated areas.


Irrigation systems should be scheduled for winterization before temperatures consistently drop below freezing, and exposed pipes should be properly insulated or drained where appropriate.


This is also a good time to check vacant units. A vacant condominium or townhome can create a significant problem for the entire building if a pipe freezes or a small leak goes unnoticed for several days. Associations may want to remind owners to maintain heat, arrange for someone to check their unit while they are away, and make sure the association has current emergency contact information. Some insurance polciies require a specific heat level to be maintained, often 55 degrees fahrenheit.


Water losses continue to be one of the more common and disruptive claims we see in community associations. Preventing one is much easier than dealing with damaged drywall, flooring, multiple units, a large deductible, and weeks of repairs.


A little preparation before the first freeze can go a long way toward protecting both the association and its owners.
