What are CC&Rs?

Covenants, conditions, and restrictions (CC&Rs) are a set of rules and regulations established by a homeowners association (HOA) to govern the use and maintenance of properties within a community. These rules aim to ensure the overall appearance, safety, and quality of life within the community.

Examples of CC&Rs may include restrictions on exterior modifications, such as paint colors or landscaping, parking regulations, and rules regarding the use of common areas and amenities. CC&Rs may also specify maintenance requirements for individual properties and common areas, as well as the enforcement process for violations.

And most important to us, is the CC&R's outline the insurance required to be carried by the association and the individual. When buying in a community make sure you and your insurance agent understand the coverage you need to help eliminate gaps within your policy.
